I have asked this question to many other real estate agents. Mod or a Shortsale for your clients. To me its a no brainer but to them it seems like a everlasting delema. The first response is well a short sale Vic.
When asked why they almost always tell me that a Mod takes forever. A mod is not going to get the bills paid. A mod means many months of waiting on results with no pay.
Bottom line it comes down to money. If a real estate agent did not try a mod it is mostly because there is no money for them to make.
I have been in this business a while. I have learned that when you help keep customers happy you will earn thier trust and referals. I tell most agents to follow on rule and the money will follow.
GIVE YOUR CLIENTS THE OPTION.
there are two ways of making money. 1 if you do get a mod for them you can at that point charge them money. The law allows you to charge if you are able to deliver a true mod to your client. Now if you client refuses to pay you take them to court. 2 if your clients mod was denied based on any issue that is out of your control then you can at this point with all ethics held high tell them that the short sale is the only option. then you work on your commissions.
I have seen many mods come though and i have had many happy clients. For clients who dont have the luck to get a mod I have been able to convert them to short sales and all clients who are converted are extreamly trust worthy since they have been seen the work done for them. Most clients are even walking away with money in thier pockets after they sell on a short sale. Up to 30 k in a lot of cases.
If clients were able to do any of this on thier own we as real estate agents are not needed. We really need to stop thinking that all we can do is sell a home when in default. we can actualy help some home owners keep thier home. Over all even if we dont charge a penny to customers who get a good mod you can count on thier referals for life. It all pays off in the long run.
For customers who are reading this please understand that it is only a small portion of agents who do not want to help. Excuse them on my behalf. I truly think they mean well, but sometimes they just dont get it. It being that you really need help. Please dont give up and keep up the good fight.
